The Quarter in Brief

Greater Edmonton entered 2026 as one of the steadiest industrial markets in Canada. JLL noted that vacancy has held below the 4.0% mark since 2022, describing the market as remarkably steady compared with every other major Canadian market, each of which has risen above that level over the same span. CBRE reported that vacancy stayed under 3.0% for a sixth consecutive quarter and that both vacancy and availability sit within range of their ten-year lows. The five brokerages covered here measure the market differently, but they agree on the direction: demand was broadly positive in the first quarter, vacancy held near multi-year lows, rents were soft quarter-over-quarter but higher year-over-year, and a construction pipeline that had thinned to a cycle low began to rebuild.

Four of the five brokers recorded positive net absorption in Q1 2026 — Cushman & Wakefield 87,529 sf, Colliers 151,589 sf, CBRE 311,953 sf, and JLL 581,545 sf — while Avison Young reported 12,044 sf of negative absorption. Avison Young attributed its negative reading to a single large-scale, older-generation availability, the 277,606 sf at 13944 Yellowhead Trail, and noted that excluding that property the market's fundamentals remained healthy. The brokers' positive figures span a wide range and rest on different inventory bases and definitions, so they are best read as direction and sign rather than as a single absorption number.

Cushman & Wakefield's longer view frames the quarter: after several years in which annual absorption outpaced or matched completions, both slowed into 2026, with no new space delivered in the first quarter. The market is digesting prior supply rather than absorbing a fresh wave of it.
